Real Estate Taxes
According to Portage County Auditor
Janet Esposito, two factors determine the amount of real estate
taxes paid on a piece of property in Ohio - its market value and the
effective millage of the subdivisions (cities, villages, townships,
county and schools) in which the property is located.
The state tax
commissioner and county auditor's offices determine the property's
market value, with property taxes assessed at 35 percent of that
market value. The effective millage rate varies from one community
to another within the county.
A mill equals $1
for each $1,000 of taxable value of a property. Thus, if a home has
an auditor-assessed market value of $100,000, it would have a tax
value of $35,000. The tax office would then apply its effective millage rate, say 70 mills, against the tax value, making the
property taxes $2,450 per year ($35,000/1000 x 70).
Beyond this simple
formula, state laws allow for several reductions, some based on
homeowner's age and/or disabilities, income, and land use.
